The calculators, guides, glossary, state data, methodology notes, and all other content on House Economics (the “site”) are provided for general educational and informational purposes only. They are not, and should not be construed as, financial, legal, tax, accounting, mortgage, real estate, insurance, or investment advice. Nothing on this site constitutes an offer or solicitation to extend credit, sell securities, or provide any other regulated service.

House Economics is operated by an individual independent developer. “We,” “us,” and “our” in this disclaimer refer to that individual.

Not personalized advice

The content on this site is general and impersonal. It is not tailored to your individual financial situation, objectives, or needs. A calculator result reflects only the inputs you enter and the assumptions described on the page; it is not a recommendation that you take or avoid any particular action. Using the site does not create an advisor–client, fiduciary, attorney–client, broker, or any other professional relationship between you and us.

Calculator outputs are estimates

All calculations on this site are estimates based on the inputs you provide and on standard industry conventions. They will differ, sometimes materially, from the actual numbers a lender, servicer, tax advisor, or other professional will quote you. Specifically:

  • Mortgage rates and pricing change daily and vary by lender, region, credit profile, and program.
  • LLPA pricing is based on a published Fannie Mae matrix; lenders may absorb, mark up, or modify these adjustments. Real lender pricing varies.
  • Tax calculations use simplified models. Capital gains brackets, passive activity rules, depreciation, AMT, NIIT, QBI, and SALT treatment are summarized rather than fully implemented. The IRS rules are complex; consult a CPA for your situation.
  • Property taxes, insurance, HOA dues, closing costs, and PMI rates vary widely by location and lender. Defaults are starting points, not quotes.
  • Section 121 exclusion, depreciation recapture, §469 passive-loss limits, and 1031 exchange rules are modeled approximately. The actual federal and state tax treatment depends on facts not captured in the calculators.
  • Projections of home appreciation, investment returns, rent growth, and net worth are hypothetical. They illustrate the assumptions you enter and are not predictions or guarantees of future results. Actual results will vary, and investments can lose value.

Information may be out of date

Tax law, loan limits, program rules, fee schedules, and state and local tax rates change often. Figures on the site, including the state data table and the defaults in each calculator, reflect our understanding at the time they were written and may not reflect current law or market conditions. We try to keep content current but don’t promise to update it, and we may make mistakes. Verify anything you plan to act on with the original source or a qualified professional.

Not a mortgage lender or broker

House Economics is not a mortgage lender, mortgage broker, loan originator, real estate broker or agent, attorney, accountant, financial advisor, investment adviser, insurance agent, or any other licensed professional, and it does not hold a mortgage license or an NMLS ID. The site does not originate loans, take loan applications, arrange or negotiate financing, or recommend specific products from specific providers.

RESPA, TILA, and ECOA

Nothing on this site constitutes a referral of settlement service business as described under the Real Estate Settlement Procedures Act (RESPA, 12 U.S.C. § 2607). The site does not extend credit as described under the Truth in Lending Act (TILA, 15 U.S.C. § 1601 et seq.) or take credit applications as described under the Equal Credit Opportunity Act (ECOA, 15 U.S.C. § 1691 et seq.) and Regulation B. Calculator outputs are not “Loan Estimates” or “Closing Disclosures” as defined under the TILA-RESPA Integrated Disclosure (TRID) rule, and they are not a commitment to lend or a rate lock.

Get professional advice

Before making any borrowing, refinancing, purchase, sale, investment, tax, or insurance decision, consult appropriately licensed professionals. A mortgage loan officer (verify NMLS at nmlsconsumeraccess.org), a CPA or enrolled agent for tax matters, an attorney for legal questions, a CFP® professional for overall financial planning, and an insurance agent for coverage are all worth their fees on a decision of this size. You are solely responsible for your own decisions and for verifying any information before you rely on it.

No warranty

The site and its content are provided “as is” and “as available,” without warranty of any kind, express or implied, including without limitation warranties of merchantability, fitness for a particular purpose, accuracy, timeliness, completeness, or non-infringement. We don’t warrant that the site will be uninterrupted or error-free, or that any calculation is correct.

Limitation of liability

To the maximum extent permitted by law, House Economics, its operator, and its service providers will not be liable for any direct, indirect, incidental, consequential, special, exemplary, or punitive damages, or for any loss of profits, savings, or data, arising out of or related to your use of the site or your reliance on its content or outputs, even if advised of the possibility of such damages. Where liability can’t be excluded, our total liability for all claims related to the site is limited to one hundred U.S. dollars (US$100). This section doesn’t limit liability for fraud, gross negligence, willful misconduct, or anything else that can’t be limited under applicable law.

Some jurisdictions don’t allow the exclusion of certain warranties or the limitation of certain damages, so some of the above may not apply to you. In that case, our warranties are disclaimed and our liability is limited to the fullest extent the law of your jurisdiction allows. Nothing in this disclaimer limits any rights you have that can’t be waived under applicable law.

Third-party links and trademarks

Links to third-party websites (e.g., Fannie Mae documentation, IRS publications, NMLS Consumer Access) are provided for convenience. We don’t control those sites and aren’t responsible for their content, accuracy, or privacy practices.

Names such as Fannie Mae, Freddie Mac, FHA, VA, USDA, Zillow, and Redfin are names or trademarks of their respective owners and are used only to identify those organizations, programs, or products. CFP® is a certification mark owned by Certified Financial Planner Board of Standards, Inc. House Economics is not affiliated with, endorsed by, or sponsored by any of them, and no government agency has reviewed or approved the site.

Compensation

House Economics doesn’t currently receive payment from any lender, broker, agent, or other provider mentioned on the site. If that changes, we’ll disclose it clearly on the affected pages and update this disclaimer.

Fair lending and fair housing

If you believe a lender has discriminated against you, the Consumer Financial Protection Bureau (CFPB) accepts complaints at consumerfinance.gov/complaint. If you believe you’ve experienced housing discrimination, you can file a complaint with the U.S. Department of Housing and Urban Development (HUD) at hud.gov/fairhousing.

Governing law, changes, and severability

This disclaimer and any dispute arising out of or related to your use of the site are governed by the laws of the State of California, without regard to its conflict-of-law rules. This doesn’t take away any consumer protections you have under the laws of the place you live that can’t be waived by agreement.

We may update this disclaimer from time to time. The current version is the one posted on this page, and the “Last updated” date above shows when it last changed. If any part of this disclaimer is found unenforceable, the rest remains in effect.
